The neighbourhood

We can offer two villas on the same neighbourhood. If you are looking to travel with a larger group (up to 28 guests total), you may want to consider these two villas for the proximity and comfort of your stay.

If one of your concerns is security for your vacation, we are within the only private residential area of Tulum, with 24/7 security.

The Villa is located in the exclusive Tulum gated community, La Privada in Aldea Zama, approximately 10 minutes drive from the beautiful Caribbean beaches.

Just 8 minutes by scooter/ATV you can reach the beach by road. A 10 minute drive to the magical town of Tulum and about 15 minutes to the incredible Mayan cenotes.

By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property:

*Keep your stay discrete, you are our guests. Please respect the privacy of our neighbors.

1. Quiet hours observed 10PM to 9AM.

2. Please no Smoking inside the building (up to $250 Cleaning & Deodorizing Fee if smoke is detected in unit)

3. Use of narcotics is not permitted.

4. Host bears no responsibility for any accident, injuries, or illness that you may sustain during your stay.

5. Please be kind to our Earth by turning off lights and closing all windows, sliding doors, and blinds

6. Parties / Events are strictly prohibited.

7. For safety security & insurance purposes only Registered & Guests are allowed on site. We reserve the right to ask for all guest names and ages for safety insurance and security purposes.

8. Check-out is 11 AM unless stated otherwise. A Mandatory $50 fee for unauthorized "Overstay" per hour.

? Important Information for Your Stay at Our Villa

? Check-in: 04:00 PM
? Check-out: 11:00 AM

? Early check-in and late check-out are NOT available. Our team requires the full turnaround time between reservations to ensure the property is in perfect condition for your arrival.

? Pool Maintenance: Performed daily from 9:00 AM to 12:00 PM.

⚠️ Property Rules:
? External personnel is not allowed on the property unless pre-approved by the Hum Living team.

? Strictly prohibited:

Hosting parties or events.
Exceeding the number of guests stated in the reservation. Our base rate includes up to 7 guests. An additional charge will apply for any extra guests.
Smoking or vaping anywhere on the property.
? Smoke-Free Villa: If smoking or vaping occurs inside the villa, or if cigarette traces are found, a $250 USD fee will be charged.

? Natural Environment: As the villa is located in the Mayan jungle, mosquitoes are common. We recommend bringing insect repellent for your comfort.

? Internet Disclaimer: We provide the best available internet service in Tulum, but connectivity in the area may not be as stable as in major cities. If any issues arise, we will do our best to resolve them, but we cannot guarantee an uninterrupted connection.

⚡ Electricity Disclaimer: Electricity in Tulum is provided by CFE, and while outages are rare, they can occur without prior notice, which is beyond our control. If this happens, we will contact CFE immediately, but we cannot assume responsibility for the inconvenience.
